Park Rules

ACCEPTED FORMS OF PAYMENT

We accept all major credit cards, personal checks, cash or money orders.

All checks should be made payable to “THE ISLAND RV PARK”.

BOATS AND WATERCRAFT

Personal watercraft such as kayaks, row boats, peddle boats, small inflatable boats, paddle boards or canoes must be neatly stored on your RV site and secured against wind when not in use. Watercraft accessories such as oars, paddles, tow lines, flotation devices and life jackets should be stored away inside the watercraft or out of sight. 

Motorboats, boat trailers and other types of watercraft (powered or unpowered) over 13 feet in length are not permitted at RV sites or in parking spaces without prior approval from management. Watercraft may not be docked or tied off along the waterfront without prior approval from management. Additional fees may apply.

CAMERAS AND RECORDING DEVICES

Management reserves the right to utilize recorded and live video monitoring of Park common areas. Occupants shall not install cameras or recording devices on their RV or site that may capture common areas or the  sites of others. Any recording devices shall be disclosed to management prior to installation. Management reserves the right to block IP addresses of unknown recording devices found on the Park’s wireless network.

CAMPFIRES

Small, contained campfires are permitted. Fires must be contained within a metal, stone or brick fire pit, kept to a reasonable size, and supervised by an adult at all times. A full 5-gallon bucket of water or a functioning garden hose must be kept nearby for safety.

CHILDREN

Children under the age of 14 are not permitted as full-time Occupants. Supervised children are

permitted as visitors. For exceptions and case by case consideration, please contact management.

COMMON AREAS / ACCESS TO PREMISES 

The Occupant, guests and other permitted Occupants shall use all designated common areas in the park according to the Park Rules. Owner and its agents may come upon the Premises at reasonable times without advance notice for the purpose of inspecting the grounds, maintenance of utilities, structures or improvements, and to contact the Occupant or other Occupants.

DAMAGES

Occupants are responsible for all damage or destruction of property, and any injury to persons,

caused by the guest, their visitor(s) or pet(s). Management reserves the right to charge Occupants accordingly for any damage caused to the grounds and/or facilities. 

An in-line water filter and pressure regulator should be used at all times to protect your RV’s water system from damage caused by high water pressure. Electrical surge protectors and circuit breakers should be used to protect your RV’s electrical system and appliances from surges or short circuits.

DECKS

No permanent, semi-permanent or additions to decks may be constructed without the express

written permission of the management. Management may require existing decks found to be in poor condition to be repaired with new materials or removed from the Park.

EMERGENCIES

For emergencies, call 911. If you observe any illegal or dangerous activity, please report it to

management by calling (860) 373-0343.

FLAG POLICY

The following flags are allowed to be displayed at your site: American, CT State, and Military including Air Force, Army, Marine Corps, Navy, Coast Guard, Space Force, POW, MIA, and VFW. Political signs, flags or banners or other promotional signs are not permitted in the Park.

GENERAL CONDUCT

All Occupants and their Guests are expected to act in a friendly, respectful and neighborly manner. Aggressive, confrontational, disruptive or abusive behavior of any kind will not be tolerated.

GENERATORS

No gasoline or propane-powered generators may be used in the park without the express permission of management or during emergency power outages.

HAZARDOUS MATERIALS

No hazardous materials may be used or stored at sites or disposed of in any garbage

receptacles at the park at any time.

PARKING

Parking is permitted based on your seasonal agreement. The total number of vehicles allowed in the park, the number and location of assigned spaces and the number and location of unassigned (shared) spaces associated with your site rental will be disclosed. Registered guests may park in your unused assigned space(s) or in any available shared spaces. You must use your assigned space before using an unassigned space. Please do not park in empty sites without management’s prior approval or block access to any sites, RVs, other vehicles, driveways, or walkways.  Inoperable, damaged or unlicensed vehicles are not permitted in the Park.

PAYMENTS

All payments must be made in full prior to occupancy of any RV sites or based on the payment schedule on your signed seasonal agreement.

PERSONAL PROPERTY

Please help us keep the park looking clean and orderly in appearance by limiting the outdoor

storage of personal property. The storage of personal property underneath RVs and decks is

not allowed. All loose items must be stored in a pre-manufactured plastic storage shed (such as a

Rubbermaid Roughneck storage shed) with maximum dimensions of 5’ W x 5’ D x 6’ H.

The following items ARE allowed to be stored outside:

Gas grill and cover

Personal watercraft (kayak, rowboat, etc.)

Trash can with latching lid

Neatly stacked firewood

Propane cylinders (up to 4)

Potted plants and flowers

Picnic table

Outdoor furniture in good condition

Portable waste storage tank

Bicycles

Neatly stored hose

Approved storage shed(s)

The following items ARE NOT allowed to be stored outside:

Unused hoses

Appliances

Buckets

Building Materials

Car parts

Clotheslines

Empty flower pots

Excessive decorations

Outdoor rugs

Tools and hardware

PETS

Pets may be considered on a case-by-case basis. If a pet is authorized by management, Occupants must provide proof of current immunizations, ensure that contact information is on the pet’s harness or collar tag and that pets are leashed at all times in the Park. Pet waste on RV sites or in common areas must be picked up immediately, bagged, and disposed of in the trash. Authorization of pets may be revoked at any time if pets display aggressive or disruptive behavior. Please contact management for more information.

QUIET HOURS

Quiet hours at the Park are 10 pm to 8 am. Please limit excessive noise during quiet hours in accordance with the Town of East Lyme Noise Control Ordinance.

RESTROOMS

To avoid damage to our septic system, do not flush any products down the toilets other than the toilet paper provided. Covered trash cans with liners are provided for all other paper and hygiene products. Personal items should not be stored in the restrooms and will be removed and disposed of during routine cleaning. Occupants and their guests are responsible for cleaning up after themselves when using the restrooms. Always be sure to turn off the lights and close the door tightly when leaving. Please report any maintenance issues to management at your earliest convenience.

SHOWER FACILITIES

When using the shower facilities, please ensure the shower curtain is completely inside the basin and that water is not spraying out of the shower. Personal items should not be stored in the showers and will be removed and disposed of during routine cleaning. Do not use hair dyes or other products that may stain or damage the shower stalls. Occupants and their guests are responsible for cleaning up after themselves when using the showers. Always be sure to turn off the lights and close the door tightly when leaving. Please report any maintenance issues to management at your earliest convenience.

RV AGE / CONDITION

Incoming RVs must be 10 years old or newer. Older RVs may be considered on a case by case basis. All incoming RVs must be well maintained, clean, free from visible damage or defects, and in excellent overall condition.

RV WASHING

All seasonal RVs that remain in the Park must be washed a minimum of one time per year at the beginning of each season. RV washing is permitted during daytime hours from opening weekend up to the end of the first weekend in June. For exceptions and special circumstances, please contact the management.

SITE OCCUPANCY

The occupancy of each site is limited to the RV, Occupants, and Vehicles listed in Section 4 of your Seasonal Site Agreement and registered guest occupants and guest vehicles. Additional RVs or camping units are not permitted on sites.

SPEED LIMIT

5 mph. Please observe our speed limit to ensure the safety of everyone at the Park.

SWIMMING IN LAKE

Swimming is permitted at your own risk in the designated swimming area. No lifeguards on duty. Children under 14 must be supervised by an adult 18 years or older at all times.

TRASH

Trash stored at RV sites must be enclosed in a trash can with a latching lid at all times. To dispose of trash, please use the dumpster located near the entrance of the Park. This dumpster is for COMMON HOUSEHOLD TRASH and NOT to be used for bulky waste. If you bring bulky items into the Park it is your responsibility to bring these items to the dump or dispose of them elsewhere. With the exception of flat cardboard, if items do not fit in a standard kitchen trash bag then please do not dispose of them in our dumpster. Examples below...

RECYCLING

All recycling must be stored in enclosed trash cans with latching lids at all times. Two gray Town of East Lyme wheeled bins are located next to the dumpster enclosure. Due to the limited capacity of these bins, at this time please only use these bins for the following items:

UTILITY INTERRUPTIONS

Management reserves the right to temporarily disconnect utilities as required to make repairs or alterations or improvements. Occupants will be notified via a text message to their provided Primary Contact Phone Number and / or via an email to their Primary Contact Email Address whenever possible to communicate any planned or emergency utility interruptions. The park owner and management shall not be held liable for any losses resulting from planned or emergency utility interruptions.

VEHICLE REPAIRS

Vehicles and RV repairs are not permitted in the park. For emergency exceptions please contact management.

VIOLATIONS

Violations of these rules may result in a written or verbal warning. Repeat or serious violations may, at management's sole discretion, result in immediate ejection from the park without refund.

VISITORS

Daytime visitors are welcome at no additional charge. All daytime visitors must register online (www.theislandrvpark.com/guest) and leave the park by 10 PM. Overnight visitors must register online and pay an overnight visitor fee (see fee schedule) and adhere to all park rules. Occupants are ultimately responsible for the behavior of their visitors. All visiting children under the age of 14 must be accompanied by an adult 18 years or older at all times. Contact management for more information on visitor registration.

WASTE WATER

Waste water contains nitrogen which causes algae and invasive plant growth in lakes and

contains soaps, detergents, chemicals and harmful pathogens that make people sick. Most

importantly, the surface discharge of waste water of any kind (gray or black) is strictly prohibited by state and federal law. All RV waste water from must be disposed of in the Par’s designated dump station or by utilizing the Park’s pump-out service. Any violations of this rule may result in immediate termination of your seasonal agreement without refund and ejection from the park.

WATER USAGE

Please help us conserve water by regularly checking that all hose connections from your site’s water spigot to your RV are tight and free of leaks or drips. Even slow drips and small leaks can amount to a large amount of water usage over time. The washing of passenger vehicles and the use of sprinklers, soaker hoses or other automatic irrigation devices are not not permitted at the Park. Please report any suspected water system leaks to management as soon as possible.

WEAPONS

Absolutely no firearms are allowed at the Park. The following are not permitted on the property: firearms, unlawful weapons, fireworks, firecrackers, slingshots, bows & arrows, pellet guns, toy guns or anything that could be mistaken as a weapon.

WILDLIFE

Please do not feed any wildlife and take care not to leave food or trash containing food outside.

Please do not chase or harass any of the wildlife. We are not responsible for any personal injury

or property damage caused by the wildlife.

WIRELESS INTERNET SERVICE

Wireless internet access is provided throughout the Park as a convenience amenity and subject to The Island RV Park’s Internet Terms of Service (available for review at www.theislandrvpark.com/policies). Signal strength, connection speeds and uninterrupted availability are not guaranteed. If you rely on internet access for work or other critical purposes, we strongly recommend a backup connection method such as a wireless hotspot.
